How many cabins are there now?
There are 12 cabins: 8 historical log cabins and 4 newer ones built in the '70s and '80s.
Do I have to build right away?
No, but once you begin building, you must finish within 24 months. During construction, a trailer or RV can be placed on the site for living accommodations.
What utilities are available?
Power and water will be provided to the site line. Shaw and Telus provide internet, phone and cable. Natural gas may be available later in 2024.
How do property taxes work?
The land is taxed as a whole and the cost is shared equally by the shareholders. In 2023, the property taxes were $905 per site. Each cabin is taxed separately for the building, and those tax statements are sent directly to the cabin owners. (The amount varies depending on the size of the cabin, but a 1,500 square foot cabin will probably be around $450).
If my cabin is my permanent residence, can I claim the Home Owner Grant?
Sadly, no. The Home Owner Grant was denied in 2023 for the first time because the value of the property exceeded the threshold of $2,125,000.
Is Vacant Home Tax payable if I don’t live there?
No, because you own a share and are not on title for the land.
How much are the assessments, usually?
A typical annual assessment is around $3,800 per cabin or $3,250 for a site with no cabin (since water and garbage aren't charged for bare sites). Each shareholder decides whether they make monthly, quarterly, or annual payments.
Can I put a trailer/RV/tiny/mobile home on my site?
Mobile homes are not allowed for residential or storage purposes, except while your cabin is under construction.
Can I rent my cabin as a long- or short-term rental?
Long-term rentals are permitted with SCH’s approval. Short-term rentals such as AirBnB and VRBO are not allowed.
